High Fuel Prices Fail to Cool Demand for Gas Station Properties

Investors continue to chase gas station and convenience store real estate even as fuel costs climb, according to new market data. Cap rates for convenience store properties averaged 5.63 percent in the second quarter of 2026, the tightest level recorded across 17 net lease sectors.

The numbers suggest that rising pump prices have done little to scare off buyers. Instead, the asset class has held its appeal because of the steady income these locations generate. Fuel sales bring in traffic, but the attached convenience stores often deliver stronger margins through snacks, drinks, and everyday goods.

Brokers say the competition for well located sites remains fierce. Many buyers view these properties as defensive investments, since consumers still need fuel and basic supplies regardless of broader economic conditions. That reliability has pushed pricing higher and compressed yields.

The trend stands out in a net lease market where other retail categories have seen cap rates drift wider. Gas stations and convenience stores now sit at the premium end of the spectrum, a position few analysts expected given the volatility at the pump. For now, demand shows no sign of fading.
